These Terms and Conditions of Sale apply to stays taking place during the 2027 season. For stays in 2026, previous Terms and Conditions of Sale remain applicable and are available upon request from our reservations department.

By accepting these terms and conditions, I acknowledge that my stay takes place in the heart of nature, with all the unpredictability that entails: variable weather, and the presence of insects, birds, and mammals near the cabins, which may occasionally find their way inside.

Your stay will take place in the heart of the Etang Verchat estate in Joncherey. When moving around and walking, we ask that you respect the peace and quiet of the site. Upon your arrival, we will provide you with a map of the estate and pedestrian paths. Thank you in advance for your understanding!

During your stay, we ask that you respect all safety instructions as explained to you by our reception team.

I – Cabin stays

1. Reservation

You can make your reservation:

No right of withdrawal

In accordance with Article L. 221-28, 12° of the French Consumer Code, the 14-day right of withdrawal applicable to distance contracts does not apply to accommodation services provided on a specific date or at a specific frequency.

2. Payments

Bookings must be paid in full no later than 7 days before the arrival date. For bookings made less than 15 days before the arrival date, immediate payment by credit card or bank transfer, accompanied by proof of payment, will be required.

a) Payment by credit card

For bookings made through our online reservation system with secure credit card payment, the full amount of the stay will be charged and your booking will be confirmed.

b) Payment by other methods

For bookings paid by check, holiday vouchers, or bank transfer, the reservation is held for a maximum of 15 days pending payment, provided this period does not extend beyond the 7-day deadline before arrival. Receipt of payment within the specified time frame will finalize the booking. Otherwise, the reservation option may be released.

3. Accepted payment methods

Credit card : Mastercard and Visa.

- Cash (to be paid on-site at the estate reception before the stay).

- Bank transfer : Banque Populaire Franche Comté, Vesoul Centre Branch – BPBFC, 11-13 rue Noirot – 70 000 Vesoul. - Bank or postal cheque, made payable to Cabanes des Grands Reflets (French accounts only).

- ANCV Holiday Vouchers (paper and digital). Please note that we cannot refund holiday vouchers for legal reasons. If our general terms and conditions allow, we may, however, postpone your stay to another date.

- Coucoo Cabane gift voucher, under the conditions set out in Part II of these GTC.

4. Modifying or cancelling your booking

When booking a stay at the Classic Rate, you have the option to add a Zen Option for €25 per booking. This option provides more favorable modification and cancellation conditions than the Classic Rate, within the limits and according to the terms detailed below.

When a stay has been booked using a gift voucher, the Zen Option only allows you to benefit from the modification conditions provided for this option. It does not allow for a cash refund of the gift voucher.

All requests for modification or cancellation must be sent in writing to reservation@cabanesdesgrandsreflets.com. The booking number must be indicated in the subject line of the email.

In the event of personal circumstances preventing the customer from attending, particularly for health, family, or professional reasons, the conditions set out below remain applicable. We recommend that customers take out cancellation insurance suited to their situation if they wish.

a) Cancellation before your stay, by you

Additional services booked in addition to accommodation may be subject to specific cancellation conditions when specified in these General Terms and Conditions of Sale or at the time of booking. These specific conditions prevail for the services concerned.

b) Modification before your stay, by you

If you change to a stay of a higher value, the price difference must be paid by the customer.

If you change to a stay of a lower value, the difference remains the property of Les Cabanes des Grands Reflets, regardless of the rate chosen, but it may be used to purchase one or more additional services depending on the amount.

A single booking may only be postponed once, regardless of the rate chosen. Any stay that has been postponed at the customer's request cannot be postponed again or cancelled for a refund, subject to applicable legal provisions.

c) Modification or cancellation of a stay by Les Cabanes des Grands Reflets BEFORE YOUR ARRIVAL

In the event of an orange weather alert involving external events beyond our control, such as bad weather, storms, or gales, management reserves the right to cancel your stay for safety reasons. In such cases, we will offer to postpone your treehouse stay to a later date within 12 months of the originally scheduled date. If you have already left your home, we will offer to rehouse you in another type of accommodation at no extra charge. Only in this specific case will you be entitled to a 50% discount on a future equivalent treehouse stay within 12 months of the originally scheduled date.

If none of these offers are satisfactory, you will be refunded the full amount paid; no further compensation may be claimed.

If your booking is made using a gift voucher, the provisions set out in Part II of these General Terms and Conditions of Sale shall apply.

d) Modification or cancellation of stay by Les Cabanes des Grands Reflets ON-SITE

In the event of an Orange weather alert, with announced external events beyond our control, such as bad weather, storms, or thunderstorms, management reserves the right to cancel your night in the cabin for safety reasons. Rehousing in another type of accommodation will be offered subject to availability and at no extra charge. In this case only, you will receive a 50% discount on a future equivalent cabin stay within 12 months of the originally scheduled date. No other compensation may be claimed. Only if we have no rehousing solution available will all sums paid be refunded or a date change offered, within 12 months of the originally scheduled date.

e) Modification or cancellation of stay by you ON-SITE

In the event that you refuse to access your cabin (due to fear, vertigo, etc.), no compensation, discount, or refund can be claimed.

5. Security Deposit

Please be advised that due to a significant number of thefts in the cabins over recent seasons, we have implemented a security deposit system. Upon your arrival, you will be asked for a credit card pre-authorization of €150.

This pre-authorization does not result in an immediate debit from your account and will be automatically cancelled after your stay, unless there is damage or an unpaid balance.

We reserve the right, however, to charge all or part of this security deposit in the following cases:

• evidence of damage or breakage in the accommodation,

• missing items or furniture,

• services consumed on-site and not paid for at the time of departure.

In the event of a charge, the amount deducted will correspond to:

• or the actual cost of repair or replacement, upon presentation of supporting documents (invoices, photos),

• either the exact amount of the unpaid services.

The credit card pre-authorization is valid for the duration set by our payment provider (generally 7 to 30 days). If damage or an unpaid balance is discovered after this period, we will contact you to obtain your agreement for payment.

Please note that some of the items in the cabins are available for purchase in our reception shop if you would like to take home a souvenir of your stay. For those not for sale, we would be happy to tell you where you can find them whenever possible. Thank you for your understanding.

6. Capacity

The number of people mentioned (including children) per cabin in our rates corresponds to the maximum occupancy allowed based on the available equipment. This limit cannot be exceeded for safety and insurance reasons. If the number of people exceeds the limit for the chosen accommodation, access may be denied. Duo cabins can accommodate a maximum of 2 people (2 adults or 1 adult + 1 child, depending on age), and family cabins can accommodate between 4 and 6 people, as specified in their page description.

7. Rates

Our rates include all taxes. Only the rates shown on our website are valid. These rates vary by season. A tourist tax may be added to this price.

8. Children

Children's ages are calculated based on their birthday and the start date of the stay. An official document verifying the children's ages may be requested at the start of the stay. Family cabins can accommodate children of all ages. Duo cabins are accessible to one adult and one child aged 12 or older.

9. Specific conditions

Some cabins have specific access constraints, particularly regarding their height, the presence of a ladder, or the physical effort required to reach them. Access to cabins equipped with a ladder is not recommended for pregnant women or individuals whose health or physical condition may be incompatible with this type of access. Access to all cabins is prohibited for people prone to vertigo, sleepwalking, or those with heart conditions or uncorrected vision problems. It is mandatory to know how to swim for floating cabins accessible by boat. In case of doubt, guests are encouraged to inquire before booking.

10. Pets

The Harmonie, Découverte, Eldorado, Emeraude, Mirage, Oasis, and Céleste cabins can now accommodate a dog for a supplement of €25 per night, payable on-site. The service includes a treat and waste bags, as well as the loan of bowls, a mat, and a towel upon request. In the event of damage during the stay, additional fees may be deducted from the security deposit. Dogs must be kept on a leash throughout the property. Dogs are not allowed in the other cabins. Other animals are not permitted in the cabins or on the property.

11. Valuables

We recommend that guests do not leave valuables unattended in their cabin. The liability of Les Cabanes des Grands Reflets in the event of theft or damage is governed by applicable legal provisions.

12. Alcohol and cigarette consumption

Being in a state of intoxication in the cabins or on the property is strictly prohibited. Smoking is not allowed inside the cabins. All our cabins are equipped with terraces where you are permitted to smoke, provided that no cigarette butts are left in nature.

13. Massage services

For our massage services, we work with external massage therapists. We may require payment of at least 50% of these services at the time of booking to confirm your massage and your practitioner. In the event of cancellation less than 7 days before your stay or a delay that results in the cancellation of the service on the day, we will retain/charge 50% of the cost of the service in question. We therefore ask that you arrive at reception 15 minutes before the start of your massage or treatment.

14. External service providers

It is not permitted to bring in external service providers to your cabin or the property (photographers, decorators, event agencies, etc.) without authorization from the Cabanes des Grands Reflets team. If you require an external provider, please contact us at reservation@cabanesdesgrandsreflets.com so we can review your request together.

15. Drone use

‍To preserve the peace and privacy of all our guests, the use of drones is strictly prohibited on the property without prior authorization. Any request for use must be sent to our team at reservation@cabanesdesgrandsreflets.com for evaluation and approval of the terms.

16. Complaints

Guests are encouraged to submit any complaints regarding their stay as soon as possible, ideally within 30 days of the end of their stay, either by email to reservation@cabanesdesgrandsreflets.com or by mail to the address below, to ensure they are handled under the best possible conditions:

17. Mediation and dispute resolution

In the event of a complaint, the customer is invited to contact Les Cabanes des Grands Reflets beforehand to seek an amicable solution.

In the absence of an amicable settlement, the consumer may refer the matter to one of the territorially competent courts in accordance with the provisions of the Consumer Code and the Code of Civil Procedure.

II – Gift vouchers

Gift voucher = a defined service. For example, 1 night in a duo spa cabin with breakfast basket included for 2 people.

Gift certificate = a value in euros. For example, a €200 gift certificate.

1. Purchasing a gift voucher

a) Validity of gift vouchers

Our gift vouchers are valid for 3 years. When used at Les Cabanes des Grands Reflets for the service corresponding to the purchased gift voucher, no price difference due to a rate increase will be charged during its validity period. If used at another Coucoo Cabanes location or for a service different from or superior to the one initially purchased, an additional payment may be required.

They can be used every day the site is open at Les Cabanes des Grands Reflets or at any other Coucoo Cabanes location. As our cabins are very popular on weekends, we advise you to tell the gift voucher recipient to book their cabin between 6 months and 1 year before their stay date.

b) Right of withdrawal for a gift voucher

A 14-day period following the date of your gift voucher order on our website is granted regardless of the payment method, provided the gift voucher has not already been used to book a stay. After these 14 days, no refund will be possible.

2. Booking with a gift voucher

Our gift vouchers are valid for 3 years. When used at Les Cabanes des Grands Reflets for the service corresponding to the purchased gift voucher, no price difference due to a rate increase will be charged during its validity period. If used at another Coucoo Cabanes location or for a service different from or superior to the one initially purchased, an additional payment may be required.

When booking their stay, the recipient of a gift voucher may choose to add the €25 Zen Option, just as with a standard booking. In this case, it only allows for the modification conditions provided (see I – 4.b). It does not allow for a cash refund of the gift voucher.

a) Cancellation before your stay:

Our gift vouchers cannot be cancelled or refunded, including in the event of personal circumstances (health, family, professional) or any other situation beyond our control. The recipient retains the option to change the date of their stay according to the terms described below. We recommend that they purchase cancellation insurance suited to their situation if they wish.

b) Modification before your stay:

The same conditions as for a standard booking apply, while respecting the validity date of your gift voucher (see II – 1.a).

c) Modification or cancellation of a stay by Les Cabanes des Grands Reflets BEFORE YOUR ARRIVAL

The same conditions as for a standard booking apply, depending on whether or not the Zen Option has been added to the booking, while respecting the validity date of the gift voucher (see II – 1.a).

d) Modification or cancellation of a stay by Les Cabanes des Grands Reflets ON-SITE

The same conditions as for a standard booking apply (excluding refunds), provided the validity date of your gift voucher is respected (see II – 1.a).

e) Modification or cancellation of a stay by you ON-SITE

The same conditions as for a standard booking apply, while respecting the validity date of your gift voucher (see II – 1.a).

3. Purchasing and booking with a gift voucher

Gift vouchers are subject to the same terms of sale and use as gift certificates. They are valid for 3 years and can be used at all Coucoo Cabanes locations, but they are neither cancellable nor refundable after the 14-day cooling-off period.

When the cost of the stay is less than the value of the gift voucher, the remaining balance remains available for another booking, up to the original expiry date of the gift voucher. When the cost of the stay is greater than the value available on the gift voucher, the recipient pays the difference using one of the accepted payment methods.
